  • This App provides an AI-powered tool designed to assist users in finding rental housing by aggregating publicly available rental listings from sites such as Zillow, Facebook, and PadMapper.
  • The App analyzes listings and offers suggestions, guidance, and recommended questions for users to ask landlords. All guidance is informational and suggestive only; users bear full responsibility for rental decisions and communications.

2. No Real Estate Agency or Brokerage

  • The App is not a real estate agent, broker, or leasing agent and does not negotiate leases or enter into rental agreements on behalf of users.
  • Users must independently negotiate and finalize rental agreements directly with landlords or property managers.

3. Data and Listings

  • The App aggregates listings by scraping publicly available online data from third-party sites.
  • The accuracy, availability, and completeness of listings cannot be guaranteed. The App disclaims responsibility for errors, omissions, or outdated information.

4. Deposit Handling and Payment Processing

  • Deposits and payments are securely processed and held by Stripe, Inc., a licensed third-party payment service provider. The App does not hold or control any funds.
  • The App triggers Stripe to release or refund deposits based on programmed check-in logic, including on-time check-in, fake listing reports, or no-show penalties.

5. AI-Generated Guidance Disclaimer

  • The App's AI provides suggested questions, informational guides, and communication templates to help users navigate the rental process.
  • These suggestions are not legal advice or professional recommendations. Users should use their own judgment and discretion in applying the guidance. The App disclaims any liability arising from reliance on AI-generated information.

6. User Conduct and Obligations

  • Users agree to use the App lawfully and not engage in any discriminatory, harassing, fraudulent, or abusive behavior.
  • Users must comply with all applicable laws, including fair housing laws that prohibit discrimination based on protected characteristics.

7. Privacy and Data Use

  • Information collected through the App, including user data and externally sourced listings, is governed by the App's Privacy Policy.

  • If unresolved, disputes may be subject to binding arbitration under applicable law, waiving rights to jury trials or class actions, except as prohibited by law.

10. Intellectual Property

  • The App's programmed logic triggers Stripe to release or refund deposits based on user check-in events and reported listing issues.
  • We do not hold, control, or have access to your funds; Stripe bears fiduciary responsibility for managing payments.

8. Data Security

  • We implement reasonable administrative, technical, and physical safeguards to protect your Personal Information from unauthorized access, alteration, disclosure, or destruction.
  • Despite these efforts, no method of electronic transmission or storage is completely secure, and we cannot guarantee absolute security.

9. Data Retention
